100 Borron Street & Payne Street Industrial Estate

Built on the banks of the magnificent Forth and Clyde Canal, 100 Borron Street is one of the most dynamic places to do business in Scotland.

In 2013, Scottish Canals and partner igloo Regeneration jointly acquired Port Dundas Business Park on the banks of the Forth & Clyde Canal. Consisting of 260,000 sq ft of office, industrial and leisure space, the area was soon reborn as 100 Borron Street and Payne Street Industrial Estate.

This project is of vital importance to the regeneration of North Glasgow; 100 Borron Street is ideally placed for emerging and growing businesses requiring first class commercial premises at affordable rates, and offers a range of different sized premises to suit all needs. It benefits from a location close to the city centre, with direct access to the UK’s wider transport network via a nearby junction of the M8.

The joint venture partnership has undertaken active asset management and increased the occupancy rate from 50% to 65% since purchase, bringing new businesses and jobs to North Glasgow as well generating a sustainable income for reinvestment in the Canal. We are now actively pursuing the next phase of our regeneration strategy to create an urban playground as part of the Borron Street offer to compliment the paddlesports and wakeboarding operators at Pinkston who are already well established. To this end we have already secured gym operator Everyday Athlete Gym who occupy 10,000sqft, and are in discussions with a number of contemporary sports/leisure occupiers to bring the next stage of the project to life.


Glasgow Canal Regeneration Project – a partnership between Glasgow City Council, Scottish Canals, ISIS Waterside Regeneration, and igloo Regeneration – which is committed to investing in North Glasgow with the aim of improving the lives of its communities – many of which are among the most disadvantaged in Scotland.

The igloo Regeneration Fund is a partnership of pension, life and charity funds managed by Aviva Investors, which invests in sustainable urban regeneration across the UK, either directly or via joint venture vehicles.
