Preserving Heritage, Creating Value

Scottish Canals is investing in the refurbishment and redevelopment of 43-45 Clachnaharry Road, a historically significant property located beside the Caledonian Canal in Inverness.

The building has played an important role in the history of the canal network, serving as the Canal Manager's House before later becoming canal offices and, most recently, commercial office accommodation. Having stood vacant since 2022, the property has fallen into disrepair and is increasingly vulnerable to deterioration and vandalism.

Through investment from Scottish Canals' Investment Strategy, we are progressing plans to restore the building and return it to productive use as high-quality residential accommodation.

Our vision is to sensitively refurbish and repurpose this historic building, preserving its character while creating attractive, energy-efficient homes that meet modern standards. The project will explore the conversion of the property into two or three self-contained residential units, designed to respect the building's heritage while providing comfortable and sustainable homes for future residents.

The redevelopment represents an opportunity to safeguard an important canal-side asset while contributing to Inverness's housing supply and supporting the long-term sustainability of the Scottish Canals estate.

By investing in the restoration and reuse of this property, Scottish Canals is supporting both the future of the building and the continued growth and resilience of the Inverness community.

Current Status

Scottish Canals has commenced the appointment of a design team to develop proposals for the refurbishment and conversion of the property. 

The development will be designed to meet current Scottish Building Standards and provide modern living accommodation while remaining sympathetic to the building's historic setting. 

The project will shortly progress through planning, listed building and statutory approval processes before detailed construction proposals are finalised.
