The Union Inn sits alongside another major regeneration project led by Scottish Canals and Historic Environment Scotland: the redevelopment of the former AG Barr factory into the Centre of Excellence for Canals and Traditional Skills.  Together, these projects form a coordinated programme of heritage‑led regeneration at Lock 16. 

Scottish Canals is taking a phased, conservation‑led approach to stabilise the Union Inn and support its long‑term return to productive use. Together, these heritage‑based projects will support local job creation, generate revenue for the canal network and the local economy, and attract tourism into the area, while directly supporting Scottish Government priorities for inclusive economic growth and heritage‑led development. 

Progress to date 

Detailed surveys undertaken during 2025 and early 2026 confirmed that the condition of the building was worse than originally anticipated. To protect the structure and limit further deterioration, early enabling and investigative works were prioritised ahead of detailed design and construction. 

To date, works on site have been limited to Phase 1 soft strip and stabilisation works, which commenced in March 2026. These works have included targeted removal of damaged internal fabric, investigative opening‑up works to better understand the building’s condition, removal of the deteriorated modern conservatory, isolation of redundant building services, and protection of key historic features including the original bar gantry, fireplaces, windows and staircase. 

These essential early works provide a clear understanding of the building’s condition and ensure that future design proposals are informed, proportionate and conservation‑appropriate. 

Funding and Partnership Support 

Phase 1 of the project has been supported by £100,000 of grant funding from Falkirk Council, comprising £50,000 from the Place Based Investment Programme and £50,000 from the Camelon Regeneration Fund. This funding has enabled critical early investigations, and stabilisation works to safeguard the building and support next steps. 

Next steps  

During 2026, the project will move into the next stage, using the findings from the investigative works to inform detailed design development. The current plan is to explore options for creating a vibrant, multi‑use facility, combining a ground‑floor food and drink venue with high‑quality accommodation on the upper floors, while respecting the building’s historic character. 

Any future construction work will be subject to funding availability, statutory approvals and technical requirements.

An “All Enquiries” information board has been installed at the Union Inn while future plans are developed. Scottish Canals is welcoming expressions of interest from parties interested in the building’s future use.
